Sales Counselor

The New Home Sales Counselor is responsible for meeting with prospective buyers to communicate, persuade, and conduct final sales for newly constructed residential homes.  This role seeks new leads by continually contacting prospective buyers, referrals, brokers and other prospects.


  • Greets visitors by providing literature, point-of-sale information and handouts to prospective homebuyers. Responds to customer requests for further assistance or information.  Demonstrates models/homes/home sites to discuss floor plans, general construction and options.
  • Overcomes sales objections. Closes the "Sale" with final goal of creating a satisfied customer.
  • Receives offers, applications and answers questions about financing to perspective buyers
  • Documents sales transaction by following-up on loan applications and monitors sales and cancellations.  Completes accurate required paperwork, computer entries, and maintains sales files. Conducts weekly follow-up calls with buyers until home closes.
  • Ensures that all sales models and the entire community are properly maintained and clean.  Ensures that marketing materials are updated and ready for distribution to potential buyers.
  • Continually searches for new prospects/customers through networking, referrals, and effective follow-up.  Will utilize competitive market analysis (CMA) and other data driven tools to sell homes. Contacts real estate brokers and conducts presentations to draw brokers to KB communities
  • Hosts grand openings and community events

New Home Sales Consultant

Responsible for the daily operation of a Welcome Home Center. Working with customers, processing sale agreements and closing new home sales with the final goal of creating a satisfied customer.


  • Engage visitors, establishing a relationship and determine their home buying needs by utilizing Lennars selling philosophy.
  • Through self-generated or referred leads, sell, process, and close homes in accordance with company business plans.
  • Travel throughout the local community, create self-generating leads from Realtor/Co-Broker businesses, referrals, and self-prospecting
  • Develop an in-depth knowledge of the competitive marketplace; including product, site, local community, sales, advertising, and demographics.
  • Customer-generation process consisting of each week: Generating 10 new customers,  5 initial appointments, and 2 follow-up appointments thus creating 1 net sale with the final goal of creating a satisfied customer
  • Accompany visitors through the Welcome Home Centers, models, and inventory homes, answering questions/providing information about the community, and discussing features of the home.
  • Provide timely and consistent follow-through with customers from initial contact to the purchase and financing process through all closing and post-closing activities. During this process I maintain accurate records of all communications.
  • Participate in weekly sales meetings reviewing neighborhood status and sales strategies, including Division Phone Banks.
  • Monitor and record daily customer traffic utilizing company designated tracking tools.
  • Periodically gather data and prepare reports for management review.
  • Responsible for maintaining the condition of the Welcome Home Center, models and inventory home, and communicating with field and office staff regarding maintenance issues, and ensuring issues are resolved
  • Participate in the homeowner meetings and orientation(s) required by the division.

Accomplishments

I began my real estate career in July of 2006 with Lennar Homes. At the end of 2006, I was awarded Top Rookie of the Year honors at the SAHBA banquet with over 3 million dollars in volume sold.

At the end of 2007, I was again awarded Top Rookie of the Year honors at the SAHBA banquet with over 10 million dollars in volume sold. I was still eligible for this award being that it was my first full year as a realtor. Over the next five years with Lennar Homes, I continued to consistently be a top five performing sales agent. During this time, I was competing against the best in the business within my company as most of these agents had an extreme amount of experience over me, as well a well-connected realtor base.


In May of 2012, I put my career on hold to start a family. This was by far the most rewarding accomplishment of my life. During this time I always maintained my real estate license. In addition, I continued to keep in contact with my realtor base, kept current with the changing market, and took a number of classes to further my knowledge with new standard practices.


In June of 2022, I began working with KB Homes. I've continued to further my knowledge in the new home side of real estate as KB Homes offers buyers a vast array of options. These options include everything from foundation placement to design studio options. Within my employment at KB Homes, I've networked with prior realtors and produced many new ones that I maintain strong relationships with. I've always been a top producer wherever I go due to my strong work ethic, communication skills, and unwavering dedication to my craft.


All of my experience as a realtor has been within the new home building process. I have a vast knowledge of how this process works from beginning to end which gives me an advantage over competing applicants. With my expertise I can effortlessly guide a potential buyer in every aspect of the building process from, choosing a floor plan, maintaining credit status, to closing on a their new home.
